1. PRICE: R400 000 per share NEG. (4 weeks per annum)

The Lodge, is a double storey, thatched lodge on one of the best north-facing view sites.  Its views of the bushveld are framed by the eastern and western hills and the distant mountains.  A dam to the east is a watering point for game and home to hippo.  The lodge has a spacious main entertainment area upstairs - a lounge with fireplace, dining room and kitchen opening onto a deck on three sides of the lodge, providing panoramic views. 

The air-conditioned master bedroom suite is also upstairs, opening onto the deck, with uninterrupted views to the north.  Downstairs accommodation includes 3 en-suite bedrooms with ceiling fans, TV/playroom and a pub with patio leading to the pool and braai area. 

A "shower-tower" feature provides both indoor and outdoor showers for two bathrooms, and all bedrooms open out onto the viewing decks/patios.  The lodge also has a guest cloakroom, laundry, ample storage rooms and a carport/parking area.  Quality finishes have been used throughout and the décor has many imaginative touches to intrique and delight.

A game viewing 4x4 vehicle with tiered seats and shade canopy is included in the purchase price.  Arrangement may be made for staff services according to individual requirements whilst at the lodge, and these costs would be paid direct. 

The building is just over 300 sqm plus decks and patios.  24 Hour controlled access to the properties is one security element and an alarm system is linked to Mabalingwe's internal security service.

OWNERS USE

A Shareholders Agreement and Use Agreement set the rights and responsibilities of owners, who will share such monthly costs as the management levy, cleaning, insurance, security, maintenance, etc., in proportion to their ownership.

Occupation will be based each year on rotating separate weekly allocations, Wednesday to Tuesday. 

It is agreed that rentals will not be permitted: owners would accompany their guests and accept total responisibility for all their visitors.  Syndicated ownership of the Lodge is structured through the sales of shares and a share of the loan account of a registered (Pty) Ltd company.  The monthly levy will cover the following costs:

  • Body Corporate Levy
  • Insurance (structure, contents and vehicle)
  • Security
  • Cleaning service
  • Pool maintenance
  • Consumables
  • Water, electricity
  • Syndicated management fee
  • Audit fee
  • Capital fund contribution

Beautiful upmarket lodge with magnificent bushveld and perennial stream views. 

The home consists of 4 bedrooms, all en-suite with a private balcony.  Three of the en-suite rooms have an additional outdoor shower.  There is also a lounge, dining room, guest toilet, kitchen, lovely patio with infinity pool, boma/braai area and a game drive vehicle. 

OWNERS USE

The property consists of 13 shareholders, each of whom is entitled to 4 weeks per annum.

A booking system is set in place and each share holder can book their weeks accordingly.  There is no set calendar for shareholders.

OWNERS USE

8% Share entitles the owner to 4 weeks per annum.
